How to Get a Buyer's Attention
If you are in a competitive housing market or you simply want to sell your home as quickly as possible, you'll need to do all that you can to get a buyer's attention. We're going
to focus on several ways that you can accomplish this, from marketing techniques to actual features in your home.
First, you will need to find a way to market your home so that it receives the most attention. This will probably require some advertising money on your part. If your funds are limited, you can still find low cost ways to market your home. Your first
step should be to place an ad in local papers as well as local circulars that are delivered free every week.
Focus on your ad and look at it from a buyer's perspective. What makes your home unique? What are its best features? Use these prominently in your ad to make the best impression. For example, if your home is in a convenient location, you will need to
play this up in your ad. If it has a terrific kitchen, you'll need to mention this too. Anything about your home that is worth attention needs to be marketed.
Now, if you have some extra funds you can look at other ways to market your property. Place flyers around the neighborhood, or buy some advertising time at a local radio station. Some television stations feature homes on weekend shows. See how much it
will cost to get your home featured. Consider purchasing an extra large ad in the paper to call attention to your listing.
Once you've advertised your home you're going to need to spend some time working on the exterior to make sure that it will grab a buyer's attention. Most buyers will look up the address of your home and then drive by to see if they are interested in
learning more about it.
Try to increase your home's curb appeal by cleaning up your yard, adding pretty flowers and making sure that everything looks very neat and tidy. Your home's exterior will determine the buyer's first impression, so you'll need to focus a lot of energy
on making it as appealing as possible.
The interior of your home should also get some special attention. This is called staging and it is used to draw attention to specific features of your home. For example, if you have a lot of natural light in your home, take advantage of it by installing
gauzy drapes that let a lot of light in. If rooms are large, make them look even bigger with neutral paint on the walls and a minimum of furniture. The same techniques will also make a small room look much larger.
Remember, whatever you advertised about your home, such as a great kitchen, needs to be impressive. If you've gotten their attention with your ad, you don't want to disappoint them when they see it in person for the first time.
